In short: an ADU or single-family electrical permit set is the sheet package a plan checker needs to approve the wiring — a single-line diagram, receptacle and lighting plans, a panel schedule, and a load calculation to the NEC. We derive the whole set from the architect's floor plan and return it as editable, unstamped DWG/DXF, prepared under your responsible charge: you make the engineering decisions and stamp the set — we produce the drawings.

One set of data, so the sheets agree
The single-line diagram, the panel schedule, the load calculation and the bill of quantities are generated from the same circuit data — not drafted as separate documents. Change a circuit and every sheet follows, so the panel schedule, the one-line and the load calculation never disagree: no 200 A main on the schedule and 225 A on the one-line. Mismatches like that are a common source of plan-check comments; with one set of data they don't happen.
Who prepares it — and who signs it
In much of the country a residential or ADU electrical permit set can be prepared by the designer or the contractor, and many jurisdictions do not require a professional-engineer stamp for small dwellings. Where a stamp is required, the work has to be under the engineer's responsible charge. In California, for example, electrical engineering documents must be prepared by or under the responsible charge of a licensed electrical engineer — the engineer directs the work and makes or reviews the engineering decisions, rather than stamping a design they did not control.
That is how we work. You set the design criteria and decide the circuits, the panel and the service; we produce the drawings, schedules and calculations from those decisions and flag anything that needs your call. You make the engineering decisions and stamp; we do the drafting. We are not licensed in California, so the plans go out under your name. Confirm the stamping requirement with your authority having jurisdiction — it varies by state and city.
Which code we draw to
We draw to the NEC, including California's edition of it. You confirm compliance under your responsible charge — the engineering decisions, the review and the signature stay with the engineer of record. If your jurisdiction runs an amendment we have not set up yet, we add it before we quote, so the first set from a new state may take a day or two longer.
How much it costs and how long it takes
A house or ADU set is $480 per plan, and the first project is free so you can judge the output before you pay. Turnaround is two to five working days once the base drawing checks out. You receive editable DWG and DXF for CAD, PDF for review, and the bill of quantities as an Excel file — all unstamped and unbranded.
From the architect's floor plan to the set
You send the architectural base drawing (DWG or DXF). We route the circuits, place every receptacle and light, size the panel and the feeders, and measure the bill of quantities — then return the complete set.
